Access Statement
Introduction
We aim to cater for the needs of our guests in our home based bed and breakfast, which has two guest letting rooms. The following statement is a summary of our provision. If you have any questions, please do feel free to contact us and we will endeavour to help.

The train station is approximately 5 minutes walk away.

Main entrance
There is a 15cms (6 inches) step on to the front path. The front door has two steps, first step is 9cms high (3.5 inches) and the second step is 15cms high (6 inches). There is also a 6cms (2.5 inches) step over the door frame.
The hall way has tiled flooring
General
The covering on the stairs and landing is short pile carpet
The stairs are 19cms high (7.5inches) high and 26cms (10.5 inches) deep.
There are 15 stairs to the twin bedroom and a further 2 steps to the double bedroom and the guest sitting room
The breakfast room is on the ground floor
Public areas
The bedrooms are both en-suite and there is no public toilet.
Dinning room
Breakfast is served in the breakfast room. There are no steps
Furniture can be moved if required
The tables are 75cms (29.5 inches) high by 110cms (43 inches) wide
Menus can be provided in large print
We normally play background music at breakfast, although requests from guests to turn off the music will be granted

Double Bedroom
The door to the entrance lobby of the double bedroom is 72cms (28 inches) wide. Door from the lobby into the bedroom is 73cms (29 inches) wide, and the door from the lobby into the bathroom is 73cms (29 inches) wide.
King size bed is 61cms (24 inches) high, 152cms (60 inches) wide and 203cms (80 inches) length.

Bedroom door width is 64cms ((25 inches)

Additional information
The Rose garden is a vegetarian establishment using mainly organic / fair-trade / local produce
The beach is approximately less than 10 minutes walk away.
We have wireless internet access in all rooms.
We provide a hairdryer in the bedrooms
A selection of beverages in provided
An extra pillow and blanket are available
There is a folder which containing useful information about local facilities
A selection of maps, magazines, local information and books are available
In the event of a fire, a loud fire alarm will sound; emergency lighting is situated on each landing and in the hallway.
The accommodation is not suitable for dogs as we have a cat ourselves
